Grisedale is a private and secluded dale running north
from the A684 Hawes to Sedbergh road. The road ends in the dale, so has no
passing traffic and the surrounding area is a mixture of heather moorland,
woodland and open country. Distances
Hawes 8.5 miles (14km)
Sedbergh 10 miles (16km)
M6 J37 18 miles (29km)
A1 Leeming Bar 36 miles (58km) Situation
East and West Scale provide an unusual opportunity to create two
distinctive and unique homes in the heart of the dales. The
buildings consist of two ruined farmhouses surrounded by their own land of
about 80 acres and 0.86 miles (1.4km) beyond the end of the tarmac road.
Consent has been obtained to convert both properties, one into a house and
the other into a studio. It is believed that the Yorkshire Dales National
Park Authority would consider amendments to the consents to reflect
alternative uses. Subject to this, the two houses, which are some 70 yards
apart, could operate as a single unit, main house and guest house, or
could form two holiday homes. Viewing
Viewing may be carried out at any time with a copy of the particulars
available from our Leyburn offices. Minerals
Insofar as they are owned, all minerals are included in the sale.
Sporting
The sporting rights are not believed to be owned and are not included in
the sale. Council Tax
The properties have not been assed for Council Tax purposes.
Further information
Copies of the planning consent, together with the relevant drawings are
available from our Leyburn offices. Services
A certain amount of work has been done to bring services to the site and
the present position is as follows:
Water - a borehole is proposed
Electricity - proposed underground mains supply
Telephone: proposed underground connection for two
lines
The Land
Surrounding the houses is approximately 80 acres of grazing and grassland.
It has formerly been divided by traditional dry stone walls and these
could be restored or it could be left as a single unit. |
