History
It is believed that there has been a settlement at Hay Bridge since
at least 1538, when the Robinsons of Hay Bridge were registered as
tenants of Furness Abbey, the then owners. Low Hay Bridge House itself
is believed to date from the 16th Century, and may originally have been
known as Moss Side. After the dissolution of the monasteries, the Abbey
lands were sold off and subsequently split up into smaller parcels,
often owned by absentee landlords.
The Hay Bridge Estate was acquired by the John Strutt Conservation
Foundation from the Fooks family who established a nature reserve which
continues to the present day.
The Reserve
Members of the Hay Bridge Nature Reserve Society, a registered
charity, enjoy access rights to the Reserve, and lease the nearby museum
building from the Foundation.
Location
Low Hay Bridge House is approached from the village of Bouth (1.5
miles) via a single track "C" class public road marked red/white on the
plan. This takes you past White Moss Tarn, through a lightly wooded area
known as Hay Bridge Pastures, and eventually down to the house and
buildings where the view over the fields and mosses unfolds, with Haverthwaite Heights (home of the famous Rusland Beaches) in the
distance.
From Low Hay Bridge House it is a short walk down to the mosses, part
of a larger site of Special Scientific Interest.
Low Hay Bridge House is constructed of Lakeland stone and slate with
a rough cast and painted exterior. The house occupies a delightfully
secluded position completely surrounded by its own grounds and commands
a fine southerly view of Hay Bridge pastures and woods.

appointment. There is an outbuilding joined to the house which contains
the ladies and gents lavatories.

Council Tax Band
Low Hay Bridge House is in Band G for Council Tax and the amount for
the year 2010/2011 is £2,583.76.
Terms
The property is to be let initially on a 6 month Assured Shorthold
Tenancy which may be extended by agreement.
Rent
£850 per calendar month, payable on the first day of each month in
advance. The tenant will pay the Council Tax, electricity and telephone
charges in addition to the rent.
Deposit
A deposit of one month's rent is payable as a "bond" before the
commencement of the tenancy which will be refundable at the end of the
term, providing the rent is paid and the property is left in a clean and
tidy condition.
Administration
A charge of £125 plus VAT will be made to cover the costs of drawing
up the Tenancy Agreement. This sum will be payable to John G. Hills on
signing the Agreement.
